Take time to unwind in this fantastic one-bedroom, ground floor barn which has been converted sympathetically, with pitched ceilings and exposed oak beams with a contemporary finish and fresh look.

Entering into the spacious and light lounge/kitchen/diner, you will see the comfortable sofa and chair ideally situated by the French doors overlooking the garden where you can relax watching something on the nearby TV/DVD and get cosy in front of the electric effect wood burning stove. There are also arched windows which allow the sun to flood in. The kitchen area offers an electric oven and hob, fridge, dishwasher, washer/dryer and microwave and a nearby dining table to take long lazy breakfasts planning the day’s activities. The bedroom is where you will get a good night’s rest, with a super-king-size zip-and-link bed (which can be made up as a twin on request). The bedroom also has French doors which lead onto the terrace, and an en-suite wet room, offering a spacious shower, a grab rail in the shower and by the WC.

Please note the garden is approached from patio doors from the sitting room and bedroom. There is a 10cm drop onto the patio area which is approx 8m wide x 3m depth. Two steps lead onto the raised lawn which is 2m depth by 8m. There is a gate onto the fields/yard.

The barn faces west so enjoys the evening sun, and has a very generous terrace, with a seating area and sun loungers for the warmer evenings. There is also a BBQ available for you to enjoy al fresco dining. The raised lawn area and fully enclosed garden, with views across the fields which are accessed through a back gate, is perfect for dogs to run free. There is also a five-acre lake perfect for nature-spotting and coarse fishing for bream, roach, tench, perch and pike. There is ample off-road parking available.

Dogs are charged at £20 each per full or part week.

Area information

The farm is very central, giving excellent access to local shops, visitor attractions and motorway connections. The market town of Ashbourne is within driving distance, and with its narrow-cobbled alleys, it is something of a haven for antique hunters, boasting superb shops, as well as a variety of good pubs and restaurants. Also within a short drive is the National Arboretum museum. Take a trip to Alton Towers, Hansons Auctioneers, Uttoxeter Racecourse, Castle Donington, or enjoy an historical day out exploring the National Trust properties such as Kedleston, Sudbury and Calke Abbey. Chatsworth Estate and Gardens is a slightly longer drive but on the scenic route, and the farm shop is a must visit to stock up on local goodies.
