Description
Nestled in the picturesque Exe Valley and easily accessible from major roads, these three charming properties offer an ideal retreat for a holiday. Guests can enjoy shared access to 30 acres of unspoiled garden, providing a peaceful and scenic setting. The entire complex or individual properties can be booked for large groups, parties, or family gatherings. With the option to host up to 100 guests by arrangement, it also serves as a fantastic venue for weddings. Each property boasts its own unique character, featuring beams and, in most cases, wood burners for added charm and comfort.
The property is equipped with oil central heating, charged at £150 per week or £100 per short break. Logs for the wood burners can be purchased locally. A travel cot and highchair are available upon request. Guests can enjoy a shed with a pool table (available from 1st April to 30th September), and large enclosed gardens with a private terrace and garden furniture (also available from 1st April to 30th September). A private hot tub for 4 is available by prior arrangement with the owner. Please note that the property is for couples and family bookings only, and hen or stag parties are not allowed. A security deposit of £1000 is required, and for fire safety and insurance purposes, no more than 29 persons can be on the property at any time. The property is supplied with natural water from a borehole.
Included in the booking are electricity, bed linen, and Wi-Fi. The Rayburn is available for an additional fee of £200 per week or £150 per short break. Guests also have access to a barbecue and 30 acres of shared natural, unspoiled grounds. Ample parking is available, and an electric vehicle charging point can be requested. No smoking is permitted on the property. Please be aware that there is a lake on the grounds, and the property is located by the riverside.

Upstairs, the property has eight additional bedrooms, with a variety of configurations. Bedroom 2 has a double bed and two single beds with an ensuite cubicle shower and toilet. Bedroom 3 offers two single beds, while Bedroom 4 includes a double bed and a single bed. Bedroom 5 has a double bed and two single beds with an ensuite cubicle shower and toilet.
