Description

Situated in the most outstanding of locations. Nestled under the famous rocks of The Roaches between Buxton and Leek, it is ideally situated for anyone wanting a ‘get away from it all’ location, yet in the heart of England. This stunning property is reached over a winding driveway through the fields and woods under the famous Hen Cloud rocks. To quote from the Sunday Times  “The Roaches themselves were spectacular. It was as if we’d wandered onto a film set from an Arthurian epic. Every turn seemed to reveal a perfectly composed landscape of trees, crags and velvet-mossed rocks, with no trace of the modern world in sight.” The Daily Telegraph put The Roaches as number 5 in its top 10 walks in the UK!

The property was once the hunting abode of Sir Philip Brocklehurst. Sir Philip’s brother, Henry Courtney lived in the house and amassed a small zoo in the grounds including yaks, llamas, deer and wallabies. These later roamed freely over the Roaches before dying out in more recent years.

This large self catering house is a Victorian Hunting Lodge built in 1876. It has interesting architectural features including some wonderful high ceilings and slightly uneven floors. We have tried to make it as visitor friendly for all our guests as possible and have built a ground floor bedroom with ensuite wet room suitable for access for those with limited mobility. However, there are two steps up to the outside of the property (once inside, the ground floor living rooms all have flat level access).

Ground floor

Entrance porch - With a large oak door and inset lodge gate (you can open the huge door, but it’s more fun to open the door within the door!). Glazed double doors through to

Reception Hall - A stunning entrance hall with a high paneled ceiling and wood paneled arch. An impressive staircase leads to the first floor.

Cloakroom - An original Thomas Crapper suite with high level WC in the most unusual of curved rooms.

Lounge - Two large sitting rooms. The primary sitting room has very large picture windows with extensive views to the south and west, a large wood burning stove (logs provided free of charge!) and comfy leather sofas for seating 23 people. It also has a 50” TV, with Freeview channels and DVD.

Second Sitting Room - The second sitting room has leather sofas to seat nine people plus a feature fireplace and views over The Roaches hillside. Professional table football table.

Dining Room - The lovely Dining Room, again, has wonderful views through a pentangle window in the turret corner. It has an ornate coved ceiling and feature marble fireplace. The four dining tables seat up to 40 guests.

Kitchen - The kitchen is fully equipped for large parties of guests. It contains a large electric Rangemaster Oven plus plenty of granite work surfaces and cupboard space. Facilities include microwave, washer/dryer, 2 large fridges and an upright freezer, 2 dishwashers, 6 slot toaster, copious crockery, glassware, cutlery, etc.

Bedroom One - Double bedroom with feature fireplace. Ensuite wet room with disabled access and facilities.

Bedrooms 2 & 3 are on the ground floor but accessed via two steps up.

Bedroom Two - A Quad bedroom with 4 single beds and lovely views north towards Ramshaw Rocks.

Bedroom Three - A double bedroom with Velux window.

Shower room with WC and basin

First floor

All bedrooms are fully carpeted view lovely views. Most beds have luxury handmade mattresses (only the round bed came from a different supplier) and white bed linen.

Double Bedroom Four - With gorgeous mahogany engraved Victorian four poster bed with large windows looking south and a beautiful fireplace.

Bedroom Five - A double with large bay windows looking east and fabulous views. Bathroom with bath (with shower over) plus WC and hand basin.

Bedroom Six - A Quad room with 4 single beds, with windows looking south (extensive views). Ensuite shower room with WC and basin.

Twin Bedroom Seven - with feature fireplace, views up onto the hill. Ensuite shower room with WC and basin.

Twin Bedroom Eight - with feature fireplace, views up onto the hill. Ensuite bathroom with WC and basin.

Double Bedroom Nine - This room had a pentangle window into turret corner, and a round double bed to match! Extensive views.

Twin Bedroom Ten - with great views. Bathroom with bath, WC and hand basin

Small Twin Bedroom Eleven - with shower, WC and basin off bedroom, views up onto the hill.

Lower ground floor bedrooms

Double Bedroom Twelve - With lovely viewstowards Ramshaw Rocks with ensuite wet room, WC and basin.

Twin Bedroom Thirteen - With garden views, with ensuite wet room, WC and basin

WiFi - Broadband access, however, as we provide this facility free of charge and, like everyone we are at the mercy of our our broadband supplier, we do not promise 100% availability!

Outside - There is eight acres of fields, gardens and woodlands for you to exclusively enjoy. There are fabulous walks direct from the front door. The nearest road is half a mile away, so there is no traffic for children to meet! The land adjacent is covered by right to roam legislation and therefore you have fantastic access to some of the most beautiful countryside in the Peak District National Park and, arguably, England.

Some guests have set up the Bird Box Trail. Please do check it out and if you visit have a look to see if you can find any signs of the birds living there…
