The Byre is a fully accessible, three-bedroom steading conversion that sleeps up to six guests, all on one level with no steps inside or out. It is located just outside the village of Lumsden, which retains a small shop, garage, a large children’s playpark, and a Sculpture Trail. Each of the three bedrooms has its own en-suite shower room. Bedroom one features a super kingsize zip-and-link bed, which can split into two 3ft singles, and has been designed to accommodate wheelchair users. Its en-suite wet room is equipped with grab handles, frames, and a fold-up shower seat if needed. Bedroom two has a kingsize zip-and-link bed, which can also split into two singles, with its own en-suite shower room. Bedroom three offers a double bed and an en-suite with an extra-large shower. The open-plan living area includes a large dining table for six and comfortable sofas where you can relax while enjoying views of the surrounding hills. The fully fitted kitchen is equipped with all the necessary appliances, and the property benefits from double glazing and underfloor heating, with thermostats in each room for your comfort. Additional amenities include a wood burner and a Smart TV. Well-behaved dogs are welcome by prior arrangement but must be kept on a lead outside due to the nearby livestock.

Outside, there is a paved patio area with an adjoining lawn, perfect for relaxing while taking in the views of the farm’s animals and wildlife or simply enjoying the peace and quiet. The cottage also has a large drying room with a dryer to complement the washing machine, providing ample space for drying outdoor clothing or storing fishing gear, bicycles, or similar equipment. An electric car charging point is conveniently located just outside, and access to a large freezer is available for storing your catch.

The property offers three bedrooms: Bedroom 1 has a zip and link kingsize bed (5ft) with an ensuite wet room, including a shower, toilet, grab rail, and shower seat; Bedroom 2 also has a zip and link kingsize bed (5ft) with an ensuite walk-in shower and toilet; Bedroom 3 features a double bed (4ft 6in) with an ensuite walk-in shower and toilet. Oil-fired underfloor central heating, electricity, bed linen, towels, and Wi-Fi are included, as well as initial logs for the wood burner. Additional amenities include an external drying room with bike/sport equipment storage, a patio area with a BBQ, and an electric car charging point. A cot and highchair are available, and one well-behaved dog is welcome, though it must be kept on a lead at all times due to the working farm. There's a bike store, private parking for three cars, and wheelchair access. Please note, this property is non-smoking.
