The property features mooring options at both the front and rear, and with direct water frontage, fishing is available right on your doorstep (seasonal, with a licence required). This prime location is ideal for exploring the charming villages and broads of Wroxham, Potter Heigham, Coltishall, Salhouse, and Ranworth, all of which are easily accessible by the 8-seater private motor launch, available free of charge by prior arrangement with the owner.

Important information about this property:
Natural water supply from a borehole. Unfenced river frontage. Up to one dog only (must be advised at the time of booking). There are five steps to the entrance with a ramp available. There is a boat mooring to the front of the property and an 8 seater launch and fuel is available on request from the owner in advance of arrival, a £100 security deposit is payable for use of the boat. Please advise 14 days prior to arrival if you require use of the boat. The downstairs bathroom has a 5 foot bath and also a wet room style shower for disabled access. Travel cot and high chair on request

Bedroom 1 features two 3ft single beds and a patio door leading to the decked area. The bathroom on this floor includes a bath with a shower attachment, a heated towel rail, and a toilet. On the first floor, Bedroom 2 offers a king-size bed (5ft) with an ensuite that includes a double cubicle shower, heated towel rail, and toilet. Bedroom 3 also has a king-size bed (5ft) and an ensuite with a cubicle shower, heated towel rail, and toilet. Bedroom 4 features two 3ft single beds with an ensuite containing a cubicle shower, heated towel rail, and toilet. The property is equipped with biomass central heating, gas, electricity, bed linen, towels, and Wi-Fi, and a travel cot and highchair are available on request. A welcome pack is provided, and there is an 8-seater motor launch with fuel available by prior arrangement. Guests can enjoy a large lawned garden with a decked area, BBQ, and garden furniture, as well as on-site fishing (with a required licence). Private parking for two cars is provided, and smoking is not permitted. Please note that the property has an unfenced riverside location and a natural water supply from a borehole.

Sandy beaches are within 11 miles, offering the opportunity to explore the coastal villages.
