New in 2019, this beautiful lodge retreat is set within landscaped grounds surrounding a private lake, offering stunning views across the Cleveland Hills to iconic landmarks such as Roseberry Topping and Captain Cook’s Monument. Guests also have shared access to a clear-fronted sauna with views of Roseberry Topping. The ten charming lodges provide an exceptional base for exploring this picturesque part of the country. The Cleveland Hills are nestled between the North York Moors National Park to the south and Middlesbrough to the north, an area rich in history, from medieval castles to the legacy of Captain Cook and the region’s industrial heritage. Roseberry View Lodge Retreat is ideally located for visiting popular tourist destinations and uncovering hidden gems in local towns and villages, with a selection of fine pubs and restaurants to enjoy during a relaxing North Yorkshire holiday. A public footpath, approximately one mile long, leads to the village of Great Ayton, known for its local shops, pubs, and famous ice cream and pie shops. For a more relaxed experience, unwind in your hot tub while watching the sun glisten on the lake, then head inside for a cozy evening by the wood burner.

A welcome pack with essentials is available upon arrival (at cost). Each lodge is equipped with a beer pump in the kitchen, a luxury fold-out bed with a spring mattress, and the site features a small boating lake. All lodges have lake views, and the development also offers a children’s playground, doggy play park, and walking area, ensuring every member of the family is well-catered for. The beach is 13 miles away, with a shop 1 mile from the property and a pub and restaurant just 600 yards away.

Please note: This lodge is not suitable for a full-time wheelchair user as there is a slight lip into the shower and no grab rails in the bathroom. Suitable for a wheelchair user with some degree of mobility.

This property is all on the ground floor and features an open-plan living space. The living area includes a Freeview TV, Xbox One, woodburner, and two Z-beds, with French doors leading to the decking. The dining area is conveniently located within the open-plan space, and the kitchen is well-equipped with an electric oven, gas hob, fridge/freezer, dishwasher, and washer dryer. Bedroom 1 offers a super kingsize (6ft) bed, Freeview TV, and an ensuite with a cubicle shower, heated towel rail, and toilet. Bedroom 2 has a double (4ft 6in) bed, and Bedroom 3 contains two single (3ft) beds. The bathroom features a bath with a shower over, a heated towel rail, and a toilet. The property includes central heating, gas, electricity, bed linen, towels, and Wi-Fi, with initial logs for the woodburner provided (additional logs available for £5 per basket). A travel cot and highchair are available on request. Guests can enjoy the decking with garden furniture and landscaped grounds shared with other properties on-site. A private hot tub for seven is included, along with private parking for two cars. Smoking is not permitted. Please note that there is a fenced lake near the property, and stag or hen parties are not allowed.
